Softwashing and CDM Regulations

On commercial projects Softwashing UK work under CDM Regulations. The scope of these regulations increased in 2015 – and they now cover all construction, maintenance, and repair projects.

If you are a domestic customer you do not need to worry about working to CDM regulations – it is our responsibility to ensure that we are working under them. Commercial customers can be assured however that we will adhere to these regulations in full, and provide all necessary documentation to prove it.

We have delivered projects under CDM regulations for many construction companies, social housing landlords, and private tenant agents or facilities companies – both as a principal contractor and as a contractor.

What are CDM Regulations?

CDM stands for Construction Design Management. The regulations, last updated in 2015, cover the whole of the UK. Their purpose is to improve the welfare, health, and safety of all those who work in the construction sector.

Principal Contractor Responsibilities

On large projects Softwashing UK will be hired as principal contractor, and bring in labour from across the industry to deliver our projects. As a matter of course we will manage health, safety and welfare end to end – both for our own operatives, or those of other contractors.

We will also liaise with the client and designer as required.

We will not only deliver Risk Assessments and Method Statements but an entire construction phase plan.

We will manage all communications across the project with all parties.

We ensure that all those on site have had a proper induction.

We will take measures to prevent unauthorised access and interference.

We will consult with our teams about health and safety.

We will also provide more than adequate welfare facilities.

Contractor Responsibilities

As a contractor we will work safely and responsibly and provide evidence of this. We will work with others on site to ensure our project is delivered as safely as possible for all parties. When we are the only project on site we will also supply a construction phase plan.

As you can see – Softwashing takes CDM regulations seriously. Health and safety is our watchword.

Why Choose Softwashing UK For Cleaning and Restoring Apartment Blocks?

Apartment blocks face constant exposure to the elements — rain, wind, pollution, and biological growth such as algae and moss. Over time, this leads to staining, discolouration, and potential structural issues that impact both the appearance and long-term condition of the property.

A neglected exterior can lower kerb appeal and reduce property value. That’s where Softwashing UK comes in.

We provide professional apartment block cleaning and restoration using our specialised soft wash technology — a safe, effective, and long-lasting alternative to harsh, high-pressure methods.

1. Safe, Non-Invasive Soft Wash Technology

High-pressure washing can damage exterior surfaces, strip coatings, or drive water into vulnerable areas. Our soft wash system uses low-pressure techniques and biodegradable cleaning agents to safely remove dirt and contaminants without harming the building fabric.

Our softwash treatment eliminates algae, moss, lichen, and other organic matter at the source. This not only removes visible staining but also prevents regrowth, keeping apartment blocks looking fresh for longer and reducing the need for repeat cleaning.

We don’t just clean the surface — we restore it. Our biocidal solutions penetrate porous surfaces like render, brick, cladding, and stone to lift stains, kill growth, and remove pollutants, restoring the building’s original appearance.

Left untreated, moss, algae, and pollutants can hold moisture against surfaces, leading to cracks, water ingress, or costly repairs. Regular softwash cleaning preserves the integrity of render, masonry, and paintwork, extending the lifespan of your building.

Our expert team is fully trained in safe building access, softwash application, and chemical safety. We are insured and experienced in working on apartment blocks of all sizes, including high-rise developments and complex façades.

Our cleaning solutions are pH-neutral, biodegradable, and eco-friendly. They are safe for residents, landscaping, and drainage systems, with no harmful runoff — ideal for environmentally conscious property managers and housing associations.

We offer flexible scheduling to minimise disruption, including early mornings, evenings, and weekends. Our efficient, quiet methods ensure residents can go about their day while we restore the building exterior.

A clean, well-maintained apartment block projects pride of ownership, improves kerb appeal, and reassures residents and potential buyers alike. Whether preparing for inspections, new tenants, or simply maintaining high standards, our service adds visible value and long-term protection.
